Planning 4 Homes

Terms of use and sale

These terms apply when you use planning4homes.com and when you buy a report. Please read them before you buy.

1. About us

Planning 4 Homes is a trading name of NNBC Holdings Limited, registered in England and Wales, company number 11610961, registered office 8 Angola Road, Worthing, BN14 8DT, VAT number GB322323449. Contact: support@planning4homes.com.

2. What the service is

Planning 4 Homes gives general information about planning constraints at a location in England. It does this by looking up public datasets, and it gives guidance on whether a home improvement project is likely to need planning permission.

It is a guide only. It is not professional planning, legal or surveying advice, and it is not a decision by a council. In particular:

Before you start work, buy or sell a property, or apply for planning permission, confirm the position with your local planning authority. For certainty that work is permitted development, apply for a Lawful Development Certificate. Get professional advice where appropriate.

The service covers England only.

3. Your account

You need an account to use the checker. Keep your sign-in details secure and tell us if you think someone else has used your account. You must be 18 or over.

4. Buying a report

5. Your right to cancel

You normally have 14 days to cancel a purchase of digital content. Before you pay, we ask you to agree that we can make the report available straight away, and to confirm that you understand you lose your right to cancel once you generate the report.

6. If something goes wrong

Under the Consumer Rights Act 2015, digital content must be as described, fit for purpose and of satisfactory quality. If your report cannot be generated, or is faulty because of a problem on our side, contact us. We will put it right or, if we cannot, refund you. This does not affect your legal rights.

7. Our responsibility to you

We provide reports with reasonable care and skill. Because the service is a guide built on third-party public data, we are not responsible for errors or gaps in that data, or for losses that arise because you relied on a report instead of checking with your council or getting professional advice.

We are not responsible for losses that were not foreseeable, or for business losses: the service is for personal, household use. If we are found responsible for a loss, our total liability to you for a report is limited to the price you paid for it.

Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be limited by law.

8. Using the service fairly

Do not misuse the service, for example by trying to get around payment, scraping it automatically, interfering with its security or reselling reports as your own product. We may suspend accounts that do this.

9. Intellectual property and data sources

The website, design and report format belong to us. You may use your reports for your own purposes and share them with people helping you, such as a builder, architect or buyer.

Reports contain public sector information licensed under the Open Government Licence v3.0, including data from planning.data.gov.uk and the Environment Agency, addresses from Ordnance Survey (Contains OS data © Crown copyright and database rights; Royal Mail data © Royal Mail copyright and database right), and postcode data from postcodes.io (Office for National Statistics and Ordnance Survey data, © Crown copyright and database right). 10. Privacy

Our privacy notice explains how we use your personal information.

11. Changes and availability

We may change the service or these terms. The terms that apply to a purchase are the ones in force when you paid. We try to keep the service available, but it may sometimes be unavailable for maintenance or because a data source is down.

12. Complaints and law

If you have a complaint, email support@planning4homes.com and we will try to resolve it quickly. These terms are governed by the law of England and Wales. You can bring a claim in the courts of England and Wales, or, if you live in Scotland or Northern Ireland, in your local courts.
